This pair of buildings located just south of Midtown East in Manhattan houses mixed-income residential units on the upper floors. The base of the buildings contains commercial space as well as the Permanent Mission to the United Nations of the Kingdom of Lesotho.
The initial phase of the project generated transferable development rights through the Inclusionary Housing program; these were used in subsequent phases to maximize yield. A high-performance envelope takes advantage of new zoning regulations which result in an additional 3,500 square feet of zoning area.
The mass of the complex holds the corner, with a terra cotta rainscreen-clad portion offset from the base. A setback from 39th Street on the east side of the site provides exterior space for some second floor units. Lot-line windows at the southwest corner provide dramatic views down Third Avenue. Roof-level common terraces provide exterior space accessible to all of the residences.
